The Talking Brick went to the actual project site on the 14th of January to enquire and collect information about the project Vihaan Greens. The information collected by us is listed below:
1.The actual date of possession is not available on the official project website however; the project will be ready for possession in 2016 according to the broker. While other realty websites states December 2014 as the year of project delivery, however with no construction started, it looks less likely to happen.
2.According to the broker, transportation is a problem as state-run buses, auto, gramin seva are available till the Bishrakh village main road from where the site is 3kms away.
3.As per the brokers, there aren’t any amenities nearby and one has to go to cover a distance of around 7-10kms to look for basic amenities and services. This is one of the major concerns that may influence the buying decision of the investors.
4.According to the info available from the broker, in future, the site will be connected to sector-78 Noida as a bridge over Hindon River is under construction.
5.According to the brokers, there are numerous upcoming projects in the area that often feature the same price and size range so the investors have multiple options to invest in.
6.As per the info available from the broker who met TTB at the project site, the approach road to the Vihaan Greens site that comes through Bishrakh village is in a very bad state.
7.According to the brokers, this project site is located very deep inside the village and has no direct connectivity. So they don’t generally deal in this project.
The location of project site is a major concern as it is not easily approachable since no direct transportation connectivity is there.
Transportation is a problem as state-run buses, auto, gramin seva are available till the Bishrakh village main road from where the site is 3kms away. From thereon, one can hire a private vehicle or take own car/two-wheeler to reach the site.
However, the approach road that comes through Bishrakh village is in a very bad state.

In future, the site will be connected to sector-78 Noida as a bridge over Hindon River is under construction. Once it (bridge) will come up, it’ll offer direct connect to the project site to other far-reaching places in Noida.
At present, the project site features no trace of construction activity. Also it is not yet known when the construction will begin at the project site. However, billboards carrying Vihaan logo is seen at the project site.
According to the broker, the basic sale price for units available for sale in Vihaan Greens is Rs.3,500/sq ft + other charges.
According to the info available from the broker, this project site is located very deep inside the village and has no direct connectivity and the approach lies through an agricultural piece of land. Thus, they (brokers) don’t really deal in this project.
Also, there are numerous upcoming projects in the area that often feature the same price and size range so the investors have multiple options to invest in.
The actual date of possession is not available on the official project website. According to the broker, the apartments will be ready for possession in 2016. At the same time, other realty websites feature December 2014 as a time when the project will be available for delivery.
This project is spread over 2.5 acres of the land and it offers 2/3/4BHK semi-furnished apartments (including modular kitchen) in the size range of 950sq ft, 1280sq ft, 1548sq ft, and 1830sq ft.
